If you're in town for New Orleans open houses, why not stay and sample one of the most beloved local events of the year? It may not be as famous as Mardi Gras, but families look forward to the annual Jingle on the Boulevard Parade every bit as much.
It's a parade like no other, and there's still time to get ready!
Jingle on the Boulevard is Back on December 17 in New Orleans East
Jingle on the Boulevard is a huge holiday parade that attracts visitors from across the state. It's not just big, it's "New Orleans big." And this year, it's back and better than ever. With a route passing through historic Crowder Boulevard, Hayne Boulevard, and Read Boulevard, it is a sight to behold!
You don't have to go to New York City for a one-of-a-kind Christmas: It's right here in New Orleans.
Although this is only the fifth year for Jingle on the Boulevard, it has already become an annual tradition supported by nonprofits and neighbors all over New Orleans.
What Can You Expect to See at Jingle on the Boulevard?
Above all, Jingle on the Boulevard is an event for the kids. Not just the ones who will be watching but those who get to participate. Dance teams and marching bands from all over the city practice all year to be a part of this positive and uplifting event. They are truly the stars of the show!
Participants who arrive early on the parade route will be in the best position for a classic souvenir throw, where they can catch beads and other trinkets. These will be thrown by the bands, the celebrity guests, and no doubt by Old St. Nick himself when he makes an appearance at the end of the parade.
The parade starts at noon, so there's plenty of time to get situated somewhere with a terrific view. In addition to Santa Claus himself, other holiday characters like Santa's elves and reindeer will pay a visit. Holiday hits will be played throughout the parade.
The parade's roster is completely full this year, including dance teams, marching bands, and vehicle sign-ups. You don't have to do anything special to participate as a spectator: Just bring your loved ones and be prepared for fun surprises. You never know who else might turn up!
Jingle on the Boulevard is a community-driven effort led by volunteers. Fees paid by the organizations that participate go in part to benefit The Marine Foundation Toys for Tots. Although applications have closed, you can still bring a toy for charitable drop-off on the day of the parade.
This is just another example of the "can't miss" events you'll only find here in New Orleans. Civic spirit and community pride are alive and well in The Crescent City, and folks here are always ready to welcome a new neighbor. It could be you!

What Is Réveillon Dining?
During the 19th century, Europeans celebrated Christmas with a huge holiday feast to mark the end of a day-long fast. Creole families brought this tradition, known as "Réveillon" after the French word for "awakening," along to New Orleans for their post-midnight mass dinner.
Traditional dishes on the réveillon table included chicken and oyster gumbo, game pies, and elaborate desserts. The custom faded out by the 1940s, but interest was sparked again during the 1990s. In a nod to contemporary dining preferences, réveillon is now served at upscale restaurants during more conventional hours.
Where to Find Holiday Réveillon Dinners
Holiday réveillon menus include four to eight courses. Traditional réveillon features ingredients that would have been available to Creole families during the 1800s, while contemporary réveillon incorporates molecular gastronomy, small plates, and other modern culinary techniques.

Our Realtors® never tire of wandering among the vendors at the French Market. There's always a huge selection of food and drink, clothing and jewelry, art and souvenirs waiting to be discovered.
And it's always changing! If you're in town visiting New Orleans open houses, you don't want to miss a trip to the French Market.
History of the French Market
The French Market has existed in something resembling its current form since 1791. Some of the oldest parts of the present-day market were built in 1813. At that time, it was commonly referred to as the Meat Market, as it was the only place in the city where meat was sold.
Over the course of the 19th century, an informal bazaar grew in the space between the Meat Market and the nearby Vegetable Market. A building to house that bazaar was erected in 1872, looking very much like the French Market of today.
The most recent major renovations to the French Market were carried out by the Works Progress Administration in the 1930s, though many smaller additions and renovations have taken place in the decades since.
French Market Vendors
Most of the vendors at the French Market come here every single day, and many have been set up here for years. But the market still changes from day to day, and you truly never know what you might find.
Although the French Market is seen by some as a tourist spot, it's also a favorite hangout for locals. Plenty of NOLA residents come here every week, not just to see what's new but to pick up their reliable favorites. Some of the things you'll find in the French Market include:
Visit the French Market

Reading can take you so many places! Thanks to Little Free Libraries, there are worlds waiting to be discovered through a variety of books just down the street from New Orleans homes for sale.
What Is a Little Free Libary?
Simply put, Little Free Library is exactly what it sounds like. These book-sharing boxes promote reading and literacy by providing convenient and cost-free access across a range of neighborhoods and communities.
Little Free Libraries operate on the honor system. Anyone may take a book, and while borrowers are not required to return that same book, they are encouraged to drop off a book or two for others to enjoy.
The libraries are generally maintained by the person who installed them. Known as stewards, these people keep the libraries clean and in good repair, but they depend on patrons to provide the books.
The Little Free Library Network
In 2019, Todd Bol created the first Little Free Library on his front lawn in Hudson, WI. Designed to resemble a one-room schoolhouse, the library was intended to be a tribute to his late mother, a schoolteacher and life-long reader.
Sadly, Todd himself later passed away from pancreatic cancer, but his legacy continues with the Little Free Library organization, also based in Hudson. Founded in 2012, the non-profit organization has seen growth that goes far beyond Todd's original goal of 2,510 free libraries, which would surpass the number of libraries established by philanthropist Andrew Carnegie.
Today there are upwards of 125,000 Little Free Libraries located in more than 100 countries around the world. An estimated 42 million books are shared each year, with an average of one book per library per day. The inspiring work of Todd Bol and the Little Free Library has been recognized by the National Book Foundation, the Library of Congress, and Library Journal.
Little Free Libraries Around New Orleans
Libraries purchased through Little Free Library are automatically registered with the organization. After "downsizing" last year to a series of smaller installations, LUNA Fête 2021 is spreading its wings across a spacious new location. What else can you expect from this year's edition? Our real estate agents share the exciting details about one of the more popular annual events around New Orleans homes for sale.
History and Purpose of LUNA Fête
LUNA Fête literally translates to "Moon Party," accenting the magical aura surrounding the festival. In addition, LUNA is an acronym for "Light Up NOLA Arts," which serves as a concise but descriptive mission statement for the event.
Founded in 2014, LUNA Fête blends light, art, and technology in a variety of creative and visionary installations. Original plans called for the festival to be a five-year program, building toward the finale celebrating NOLA's tricentennial in 2018. Thanks to unprecedented success, with more than 50,000 attendees each year, LUNA Fête became an annual event.
Another of the festival's goals is demonstrating the power of art to unite and transform communities. LUNA Fête activities include technical and artistic training opportunities for local artists. Over the past seven years, more than 200 New Orleans artists have participated in this event.
All About the Art
Many of the world's top light- and projection-based artists have participated in LUNA Fête. Lights and sound animate their large-scale, interactive installations, turning them into full sensory experiences.
The real showstoppers are the projection mapping installations. Simply put, this creative technique involves overlaying visual images onto objects. During LUNA Fête, the dramatic architecture of the city's historic buildings is transformed into canvases for artistic expression. Sophisticated technology makes allowances for 3D surfaces, such as columns and balconies, so they are incorporated into the overall image.
Visitors have long been delighted by some of LUNA Fête's memorable installations, including:
What's Happening in 2021?
This year, LUNA Fête proudly debuts its new location at the Convention Center Pedestrian Park. As NOLA's newest public space, the park's 7.5 acres will provide plenty of space for a variety of breathtaking installations.

New Orleans City Park has been a community landmark for over 100 years, and its storied reputation is well-deserved. Our real estate agents love living in NOLA and all the parks residents have access to. One of the most popular being City Park.
Origins
The land on which New Orleans City Park was built was first acquired by the city in 1854, but it was not developed until nearly 40 years later in 1891. Since then, it has been slowly built up in both size and scope.
At 1,300 acres, it is currently almost 50% larger than Central Park in NYC. It is the 20th most-visited public park in the US and a beloved icon of New Orleans.
With the exception of a few past investments in exceptional circumstances, New Orleans City Park has been mostly self-supporting since opening to the public. It recoups the cost of maintenance and operation through user fees and land rents.
Attractions
Today, the park is a thriving community landmark full of exciting entertainment opportunities and cultural displays. Some highlights include:
Though the park has always been regarded as a local gem, it received its first significant investment as part of the Works Progress Administration (WPA) during the Great Depression. The Roosevelt Administration offered $12 million (an estimated value of $128 million today) in funding to develop the park further and turn it into a truly impressive location.
The project employed around 20,000 workers and built critical landmarks like the Tad Gormley Stadium, as well as many of the fountains and roadways that are scattered around the park.
Hurricane Katrina left 95% of the park flooded for weeks and caused an estimated $43 million in damage to the property and its attractions.
While the park was proudly self-sufficient at that time, there were few extra funds available to make the necessary repairs. It took a combination of municipal funding, investment from local organizations, and a lot of volunteer labor to rebuild the park. Eventually, however, it was restored to its former glory.
New Orleans City Park is a special place for the city's residents, simultaneously bursting with fun and steeped in history. In that way, it's a lot like the city itself.

Our real estate agents love everything that New Orleans offers homebuyers. Everything from friendly neighborhoods, outdoor activities, city nightlife, and spicy Cajun cuisine make NOLA a great place to call home.
While the dining scene in NOLA is excellent, you might want to consider cooking up some Cajun recipes from the comfort of your kitchen.
Whether you're a long-term New Orleans homeowner or are looking for New Orleans homes for sale, you'll want to experience the unique flavors of Cajun food. Take a look at some Cajun recipes that you need to try.
Appetizers
Angels on Horseback is the poetic name for Oysters en Brochette, skewered oysters wrapped in bacon. In classic recipes, oysters are often battered and deep-fried, but Cajun recipes usually call for grilled or broiled oysters. Appetizers are traditionally served with toast points, lemon juice, and baby spinach. Some recipes call for mustard vinaigrette as a topping.
Salads
Louisiana Sunburst Salad is a famous recipe that's served at the Palace Cafe in New Orleans. Salad greens are a mixture of baby lettuces, spinach, and Spring Mix. Greens are tossed and topped with dried cranberries, toasted almonds, and raspberry vinaigrette dressing. This salad has quite a kick with tangy flavors, and it's great for lunch or dinner.
Soups and Stews
Chicken and Sausage Gumbo is a Louisiana favorite. It combines flavors of baked chicken, andouille sausage, hot cooked rice, chopped vegetables, and a variety of Cajun spices. The recipe takes about an hour to prepare and about 3 hours to cook. The result is a flavorful Cajun stew with a hardy, robust flavor that will satisfy your hunger.
Red Bean Soup is a popular New Orleans soup that combines a variety of Cajun flavors. Red beans are a staple used in a variety of Cajun dishes. This soup includes a number of ingredients such as beans, vegetables, chicken stock, tomato sauce, Worcestershire sauce, and hot sauce. It will warm you up on a chilly night and makes great leftovers the next day if you make a big pot.
Main Entrees
Cajun Chicken Pasta goes from the stovetop to the dinner table in just 20 minutes. It's an easy recipe filled with delicious ingredients, including baked chicken breasts, linguine, sauteed mushrooms, green onions, bell peppers, and a creamy white sauce. It's the perfect blend of Cajun spices and flavors for a quick dinner on a busy evening.
Cajun Parmesan Crusted Salmon is a majestic combination of spices and flavors. Using preferably wild salmon fillets, this dish is broiled in extra-virgin olive oil, butter, and honey then topped with freshly grated Parmesan, lemon juice, and Cajun seasoning. If you like salmon, you have to try this recipe for a true experience with Cajun cuisine.
Desserts
Praline Cheesecake will make your mouth water. Made with softened cream cheese, sour cream, dark rum, praline liqueur, pecans, and vanilla extract, then topped with a graham cracker crust, this dessert is one that you won't forget. It takes a while to make it, but it's well worth the wait and then some!
Cocktails
Cajun Lemonade Cocktails are a favorite among New Orleans homeowners and visitors. These spicy cocktails are made with Citron or lemon-flavored vodka, light rum, one can of lemonade concentrate, and a dash of hot sauce. During Louisiana summer weather, this cocktail has a kick that will heat you up and cool you down all at the same time.

Historic homes offer a step back in time to an era where houses had huge front porches, hand-carved details, and picturesque features. They have cozy rooms filled with charm and character, but they're not for everyone. Purchasing a historic home often comes with upkeep, maintenance, and repairs that can put a dent in your bank account.
Historic homes are not ordinary financial investments in the real estate market. At Latter & Blum, our real estate agents know that historic homes are also emotional investments. When searching for New Orleans homes for sale, clients want to invest in historic properties because they're buying a piece of history. We help them to understand some important factors before they invest.
What is a Historic Home?
In the United States, old homes don't automatically qualify to be historic homes. Since historic homes are placed on the National Register of Historic Places, they must be at least 50 years old and meet certain criteria determined and monitored by the National Park Service. To qualify, homes must meet one out of four criteria:
Connection to significant historical events
Connection to lives of significant people
Representation of a historic style or master craftsman
Provision of important historical information
Currently, there are more than 26,000 homes and buildings listed on the National Register. States and municipalities can also designate historical districts, many found in areas of New Orleans.
If a home is located within a historic district, owners are restricted to making certain changes to the property. Districts with historic properties must preserve certain features, so permits are required before any work can occur on the home's exterior. In some cases, ordinary homes located in historic districts may face certain renovation restrictions as well.
Purchasing a Historic Home
Before purchasing a historic home or a home in a historic district, you should know the advantages and disadvantages. You should be prepared to deal with special circumstances that may impact your lifestyle and budget.

Our real estate agents know NOLA is famous for delicious Creole classics such as gumbo, fried catfish, jambalaya, and the po'boy sandwich. New Orleans homes for sale put you right in the midst of so many unique culinary traditions. Pastries are just as important to the unique flavors of New Orleans and the beignet is the undisputed king.
There are variations of the beignet in practically every culture. It takes the form of a deep-fried pastry sprinkled with confectioner's sugar.
The big difference with the beignet is dough: The classic recipe calls for special pâte à choux, which has only four simple ingredients. Pâte à choux consists of butter, water, flour, and eggs. It does not have a rising agent: Instead, the pastry puffs during the cooking process thanks to its high moisture content developing into steam. The dough and cooking process combine to make the beignet a uniquely delicate pastry.
Coffee was also introduced to North America right here in New Orleans. The traditional way to serve beignets is in a set of three so that you can enjoy them with your beverage of choice.

There may be some debate over exactly when jazz began, but few dispute that this rich musical genre originated in New Orleans. In honor of International Jazz Day on Friday, April 30, our real estate agents take a look at the history of Louisiana's iconic sound.
What Is Jazz?
While jazz is a distinctly American form of music, its influences reach around the globe. African-Americans melded their own musical traditions with elements such as Caribbean syncopation and European folk, adding improvisation for a unique sound. Some historians believe jazz has its roots in New Orleans Congo Square.
First Man of Jazz: Buddy Bolden
While the term didn't come into use until after his time, cornet player Charles "Buddy" Bolden is generally considered to be the father of jazz. Bolden's intuitive ear for music led him to adapt ideas from other classic American musical styles, such as gospel and blues.
Dancing was a popular form of entertainment in New Orleans, but until the turn of the 20th century, most dance bands played a more sedate form of music that relied on string instruments. Bolden formed his own band in 1895 and developed an avid following by playing looser, more lively dance tunes in which brass instruments were front-and-center.
Louis Armstrong and the Rise of the Solo Artist
Despite Buddy Bolden's prominence, jazz remained primarily identified with bands. Thanks to traveling groups, which began migrating to Chicago and other major cities, the New Orleans sound was becoming acclaimed throughout the country.
Another jazz artist who headed to Chicago in search of fame was a trumpeter named Louis "Satchmo" Armstrong. His brilliant playing was at a level far above any other musicians at the time and led to a shift from the conventional ensemble style of jazz to an emphasis on solo performers.
Jazz in the Modern Era
During the 1950s, the popularity of jazz began to wane as rock and roll captured the attention of the listening public. When Larry Borenstein opened his new art gallery in the French Quarter, just minutes from Houma homes for sale, he realized it left him little time to attend his beloved jazz concerts, which had become few and far between.
Borenstein's solution was to invite the musicians to perform "rehearsal sessions" at his gallery, Associated Artists. Thus began the saga of Preservation Hall, which became the standard-bearer for classic New Orleans jazz. The venue officially took on the name when Borenstein passed the operations on to the family of Allan and Sandra Jaffe.
As part of the effort to revive national interest in jazz, Allan Jaffe organized the Preservation Hall Jazz Band. After a successful tour of the Midwest, the band eventually began appearing in venues around the world.
Jazz is the heartbeat of Louisiana: exciting, entertaining, and unpredictable. There are many venues across the state where you can listen to talented jazz musicians.
Contact us at Latter & Blum to learn more about buying and selling local homes near some of the best jazz music venues.

If you're a heavy reader, chances are you have a relatively large book collection sitting at home collecting dust. Some of our real estate agents really dislike parting with good books after they've finished reading them. Instead of storing them in the attic, why not turn your book collection into a home library?
Showing off your book collection is such a great way to add a touch of elegance to any room of your house. In fact, there are so many creative ways to put your books on display that you may never want to get rid of another book again! Below are some ideas on how to turn your collection into a stylish display.
Put Them in the Fireplace
If you have a non-working fireplace that isn't being used for any other purpose, use it for book storage! Sorting your books into piles and stashing them inside your fireplace is a great way to create a chic, sophisticated Brooklyn vibe.
Fill-up a Dead Corner
If you just can't figure out what to do with an empty corner, use it to show off your books. Add floating shelves or a sturdy bookcase to construct the ultimate corner library. If the room is large enough, you could even add a chair and some lighting to create a cozy reading nook.
Build a Coffee Table
Pick your sturdiest books, compile them into four even piles, and then find a strong flat surface to create the ultimate literary DIY coffee table. Not only is this a practical way to store your books, but it can also serve as a great conversation piece. Just be sure to include interesting titles.
Group By Color or Size
If you have a truly large collection, there are many ways you can creatively show them off on a shelf. Forget alphabetizing -- instead, try creating interesting patterns with color or height. You can also alternative vertical groups with horizontal stacks. Your goal is to create a tidy, visually appealing bookshelf instead of an old stuffy look.
Try Floating Cabinets
We especially like this idea for a home office. Try adding some floating wall cabinets that are large enough to store a decent number of books. Alternate horizontal groups and vertical stacks, and be sure to break them up with some decorative elements.
The owners of these New Orleans homes for sale are always looking for new ways to show off their book collections. Doing it the right way can create a unique, intelligent vibe. If you need advice on interior design, don't hesitate to contact us today!

Mardi Gras may look different in 2021 than it ever has before, but there's still plenty to be excited about during Carnival season this year. In fact, this is the perfect year to join the celebration from the comfort of home, and one enterprising krewe is even creating an app that will allow you to enjoy authentic Mardi Gras traditions no matter where you're located. With a mix of technology and tradition, you can create your own Mardi Gras celebration at home. Our real estate agents have some exciting tips, tricks, and ideas to help you celebrate Mardi Gras virtually this year.
The "Throw Me Something Bacchus!" App Brings Mardi Gras to You
The Krewe of Bacchus was not about to let Carnival season pass without a celebration, so they created an app that allows you to participate in their parade whether you live near New Orleans homes for sale or far away. The Throw Me Something Bacchus app is available for free on both the Apple App Store and Google Play Store. There will be activities every day throughout Carnival season, culminating with a big, virtual parade on Mardi Gras day.
Trade Throws Virtually, Follow the Krewe, and Enjoy the Parade
The Throw Me Something Bacchus app allows you to participate in the festivities leading up to Mardi Gras by trading throws virtually and even redeeming some of those virtual throws for the real throws that the Bacchus Krewe gives out at the parade. You can even follow the krewe members through the app to keep up with all of the latest Mardi Gras happenings. On the big day, the Krewe of Bacchus will be putting on a virtual parade with music, floats, and more, which you can enjoy live on the app.
Set the Mood with Green, Purple, and Gold
Looking to take your virtual Mardi Gras celebration to the next level? Whether you're decorating your home, dressing up for the celebration, or both, a little bit of green, purple, and gold go a long way! Those are the official colors of Mardi Gras, so they're perfect for setting the mood for your virtual celebration. Of course, there are also tons of Mardi Gras-themed decorations, beads, party favors, and more available online to help you capture that festive feeling.
Enjoy a Taste of New Orleans with a King Cake
No virtual Mardi Gras celebration would be complete without some great food to enjoy, so why not add some traditional treats to the menu? Start with a traditional King Cake, which you can bake at home with simple ingredients. The king cake is traditionally served only during Carnival season in New Orleans, so it's the perfect sweet treat for a virtual Mardi Gras celebration. And if you want an authentic King Cake straight from the city, some New Orleans bakeries will ship a cake anywhere in the country.
DIY Masks for Family Fun
The masquerade is an important part of Mardi Gras and a tradition that dates back centuries. Creating masks at home is a fun way to get the whole family in the Mardi Gras spirit and involve your kids in your celebration. Just pick up some simple paper masks, along with some beads, glitter, and some colorful feathers, then get busy creating your own Mardi Gras mask.

If you want to own your space, but don't want the upkeep associated with a single-family home, a condo is a terrific alternative. A condo is a single unit property that shares walls and structural aspects with other units. Condos have minimal exterior upkeep, and you often have access to a slew of convenient amenities. Here are a few things you need to look for when buying a condo to make sure it's a great fit for your needs:
Check That the Condo is Right for Your Lifestyle
An advantage of buying a condo is that there's a slew of different options that fit some various lifestyles. Before you contact one of our agents, take a few moments to contemplate the lifestyle that you live or want to live.
Perhaps you like to live an active lifestyle and want a unit in a complex with walking trails, a dog park, and a fitness center. You should look for a unit that fits your preferred lifestyle. Conversely, maybe you don't value a lot of extra amenities or don't need them. In this situation, you don't want to pay for amenities that you're unlikely to use.
Research the Effectiveness of the Condo Association
The condo association is responsible for maintaining the condo complex. This includes the complex's exterior, shared areas, and on-site amenities. You want a proactive condo association that promptly deals with resident complaints and potential issues in the complex.
Ask for minutes from the condo association meetings so you can see how the association responds to resident complaints. If the same resident complaints regularly appear at multiple association meetings, this is a potential sign that the association is lax at handling the residents' concerns.
Get a Full Breakdown of Costs
When you purchase a condo, in addition to the monthly principal and interest on your mortgage, you'll pay a monthly condo association fee. This fee covers the costs required to maintain the condominium complex's exterior and shared areas as well as expenses necessary to operate the complex's amenities. Make sure that you ask for the unit's monthly condo dues before making an offer so that you can ensure it's not too expensive for your monthly budget. Note that condo association fees aren't tax-deductible.
Learn More About the Condo Association Fee
Though a lower condo association fee sounds attractive, the amount of the fee shouldn't be excessively low. If the fee is too low, it won't cover the actual costs associated with maintaining and caring for the complex. Should this happen, there will eventually be a readjustment of the fee, and it will go up to account for this shortfall.
Instead of facing a future shortfall, look for a unit with a fee that's sufficient to cover the complex's expenses. Ask for more info about the condo complex's financials. The complex should have a repair fund that's being funded adequately based on the age of the complex and any anticipated repairs. This will prevent the residents from being hit with a huge increase in their monthly association fees.

You've moved out and moved on, now you just need to sell your old place. Selling a vacant home doesn't have to be a challenge. With some planning and preparation, the following tips from our REALTORS® can make it a straightforward procedure.
1. Set Your Thermostat to Between 60-70 Degrees.
While you don't have to worry too much about pipes freezing in New Orleans, you do have to worry about the damage excessive heat can cause. Moreover, if the home is too hot, prospective buyers won't want to spend too much time looking around.
2. Keep the Utilities on.
Keep paying the electric, water, and gas bill. This will help protect the home from damage and will make it easier for prospective buyers in New Orleans to test fixtures, faucets, and appliances when they inspect the home. Of course, you can unplug appliances and only keep critical systems, including the air conditioner, furnace, and lights connected.
3. Weatherize the Home.
Make sure to fix any air leaks in the insulation, around doors/windows, around siding, etc. You should use the appropriate weather stripping, caulk, etc. to conduct any required repairs. Performing this chore will save you a little money on your utility bills, deter pest intrusions, and make the home more appealing to prospective buyers.
4. Secure the Home.
A vacant home is a beacon to squatters and thieves eager to steal everything from the light fixtures to the copper pipes in the bathrooms. To keep intruders away, make sure you properly secure all doors, windows, and entry points. If your home has a home security system, you will want to keep this connection until the property is sold and the keys have changed hands. Finally, notify your neighbors that the home will be vacant. Astute neighbors can let you know if they see something amiss.
5. Schedule a Virtual Staging.
A vacant home is a blank slate. While this can be advantageous, the reality is not everyone can imagine the way a room will appear when it is filled with furnishings. Virtual staging makes it possible to create a digital reference without the need to rent furniture or leave your furniture behind when you move out. Conversely, you can choose to stage the home and take professional photographs before moving out.
6. Clean the Home and Maintain the Landscape.
Thoroughly clean the home and repair any minor damage you come across. Carpets, tiles, wood floors, etc. should look as close to new as possible. Similarly, make sure the trees, grass, flowerbeds, etc. are properly trimmed and maintained until the house is sold. This will help deter pests and ensure the home looks its best during showings. If you live nearby, you can take care of the cleaning and landscaping. If you are moving out of the area, consider investing in professional services to take care of these chores once per month.
Contact us to discuss the methods we use to market vacant homes. It is our pleasure to tell you the strategies we recommend when adding your property to the list of New Orleans homes for sale.
Buying a home in another state comes with its share of unique challenges, but it's possible to find the right home from a distance if you have a plan in place. The biggest obstacle, of course, is that you won't easily be able to scout local homes and neighborhoods like you would when shopping for a home nearby. Fortunately, with a combination of technology, research, and the right real estate agent, you can find a home you'll love. Our REALTORS® know what it takes to make a long-distance move, and we've got proven tips to simplify the process of buying a home in another state.
Identify the Right Buyer's Agent
If you're shopping for New Orleans homes for sale, then finding a real estate agent who knows the area should be your first step. With a little digging, you can find a qualified agent who specializes in helping people move across state lines. The right agent will have an in-depth knowledge of the market where you're shopping, from local real estate trends to potential target homes that match your needs.
Use Online Research to Scout Neighborhoods and Shop for Homes
Online research will be a key source of information on your new community, and the more research you can do when buying out of state, the better. Use online research to learn about the most appealing neighborhoods in your target community, local attractions, important services, and of course, homes. When looking at online listings, remember that listing photos don't always tell the whole story. A virtual tour can give you a better impression of a property, but ideally, you'll see homes first-hand.
Plan a Scouting Trip to Your New City
While there's plenty you can learn from a distance thanks to technology, there's still no substitute for seeing your new community first-hand. An in-person visit can confirm what you learned online, and reveal things that you'd never be able to see from a distance. Scouting homes is likely to be a priority, but be sure to take time to look at neighborhoods, too. Finding the right neighborhood is a big key in being happy with your new home.
Research Local Services, Utilities, and Property Restrictions
When you move to your new home, you want to be able to hit the ground running. Prepare in advance by researching the local services you'll need, as well as the utilities that you'll need in your new home. Take time to learn about local property restrictions, too, so that you'll know what you can do with your new home.
Don't Be Afraid to Ask Questions about the Sales Process
The rules and regulations for buying a home in a new state may be different from the rules in your current location. Don't be shy about asking questions about the real estate sales process in your new state. Your real estate agent should be an excellent resource for these questions, and anything else you need to know about your new market.

The History of the Southern Decadence Festival
The Southern Decadence Festival has become one of the city's biggest, best-known events, and it started from humble beginnings. In 1972, a group of friends living just outside the French Quarter organized a costumed going-away party for a member of their group. There were 40 or 50 people at the first event, and it was a huge hit. Over time, the festival became more organized and attracted a larger audience. Today, it's the biggest gay party in New Orleans and an event that's known around the world.
Free Events on the Street
Put on your most decadent costume and head for the streets to enjoy a weekend of fun with friends new and old. Most of the festival takes place on the streets of the French Quarter and is free to attend. There will be food, drink, live music, dancing, and much more all weekend long. Saturday evening features a free outdoor concert on Bourbon Street, with Deborah Cox, Jennifer Holliday, and Jeanie Tracy all taking the stage.
Nightlife at Southern Decadence
This is NOLA, so you won't be surprised to learn that Southern Decadence is an around-the-clock party. Head from the streets to the most popular nightlife spots in the French Quarter for a weekend of unforgettable events. Dance the night away, enjoy your favorite drinks, participate in truly unique contests, listen to sets from the best local DJs, and enjoy special guest DJs from around the world.
The Southern Decadence Parade
While the whole weekend is one big party, there's no doubt that the Southern Decadence Parade is one of the biggest highlights of the festival. Don your decadent gear and head to the starting point at the Golden Lantern. The parade is lead by Grand Marshalls, who may follow the planned route but have been known to take a few detours. This decadent, fun-filled parade is a fantastic event, whether you're watching from the streets or participating in the parade yourself.
A Full Weekend of Fun
New Orleans homes for sale make it easy to enjoy every minute of the festival. The fun at Southern Decadence starts on Thursday at midnight with the Welcome Party and continues throughout the weekend. While most of the festivities are free, there are some paid events at local nightlife spots during the evenings. No matter where you see it or who's wearing it, a red dress always has a way of catching the eye. So surely you might notice when thousands of people hit the French Quarter for a day of running, music, and drinks wearing red dresses. And the event would stand out even more if half of the people wearing those dresses were men! Well, that's the idea behind the annual Red Dress Run in New Orleans, hosted by the New Orleans Hash House Harriers. The Red Dress Run is one big party that supports great causes, and our REALTORS® have the details on how you can get involved in this unique NOLA event this year.
The Event: Red Dress Run
Date: August 10, 2019
Location: Crescent Park – Crescent Park Trail, New Orleans, LA 70117
Hit the Streets in Your Finest Red Dress
Or any red dress, really. The Red Dress Run is a full day of outdoor fun, with drinking, dancing, and even a bit of running, so it's good to wear something comfortable. That goes for the men, too! Running is optional, but a red dress is not. Everyone participating in the Red Dress Run will be rocking a red dress, so don't be surprised when you see guys shopping in the dress section. Veteran runners suggest skipping sequins, and anything else that would make a dress uncomfortable on a hot summer day.
The Fun Starts at Crescent Park
New Orleans homes for sale make it easy to enjoy the run, which starts at Crescent Park and continues through the French Quarter in a sea of red. While the run includes thousands of participants, you won't find too many people actually running at full speed. Most people keep a comfortable pace in the general direction of the finish line, with a focus on not spilling the drink in their hand. You'll find plenty of fantastic, local beer along the route, and the party continues long after you cross the finish line. Best of all, your registration entitles you to unlimited food, beer, and music all day long.
Raise Money for Charities at the Red Dress Run
The Red Dress Run is the perfect opportunity to have some fun in the city and to raise money for charitable causes. The run has raised more than $1 million over the years for local causes, and you can choose to make a tax-deductible donation when you sign up. All proceeds from the run also go to charity.
Excitement for Participants and Spectators Alike
The Red Dress Run is a fun event for spectators, too! Even if you're not participating, you can stake out a prime spot along the route, grab a cold drink, and watch the action. Cheer on the runners, and enjoy a party that lasts all day long.
Learn More about the New Orleans Hash House Harriers
Participant in the Red Dress Run can run, walk, or dance their way to the finish line, with the organizers encouraging participants to enjoy the festivities on their own terms. That fits the outlook of the New Orleans Hash House Harriers, who bill themselves as a "drinking club with a running problem." You're welcome to try for a personal best or wander your way to the finish line with a cold drink in hand.
The Red Dress Run is a fantastically fun event, and it's just one taste of the unique experiences awaiting you in New Orleans all year long. Contact us to buy and sell homes throughout the New Orleans, LA area.
After a busy day of showing the best New Orleans homes for sale, you'll sometimes find our REALTORS® grabbing a bite to eat from some of the most iconic restaurants in the city.
But you won't find these famous eateries in a shopping center or tucked away in a fancy hotel. No, the best-kept secret in the New Orleans culinary world is our food trucks.
Over the last decade or so, food trucks have taken New Orleans by storm – and we're not the only ones. A thriving food truck scene is popping up in America's top cities from coast to coast.
The story of the food truck industry began overseas, where they can be glimpsed offering hot food 24 hours a day in many of Europe's bustling university cities. The last few years have seen a huge surge in quirky, creative food truck concepts by entrepreneurs right here in America.
Let's visit with seven of the top New Orleans food trucks you won't want to miss:

New Orleans homes for sale and Marigny area homes for sale are some of the top real estate finds here in Louisiana. Although living anywhere in "The Big Easy" is a treat, the Faubourg Marigny neighborhood is something unique: It has a rich history as New Orleans' second suburb.
Let's visit and take a look at this wonderful place to live in New Orleans.
New Orleans is known for its history, music, and food – and Marigny has it all.
Outside of the French Quarter itself, you're unlikely to find a more iconic expression of the true New Orleans. It has developed into a cosmopolitan and singles-friendly neighborhood while still retaining the authentic flair that harkens back to its roots in the 1800s.
A flight of residents left Marigny quiet in the 1950s, but the Creole and Classic Revival-style cottages that were left behind are now being restored in record numbers. Historic businesses, such as bakeries and general stores, have also been repurposed as homes.
Meanwhile, larger spaces – such as warehouses – have been transformed into artists' studios and performance spaces. Today's Marigny has a lively and vibrant art scene that draws on the area's past. When you visit, you'll see the difference in doing New Orleans as the locals do.
That's right: You don't have to hit Bourbon Street to enjoy Creole cuisine and jazz. The jazz clubs in and around Marigny tend to have a more intimate atmosphere. You can find a show and a delicious dinner any day of the week, but it's easy to take things at your own pace at the same time.
Long story short, you will always feel welcome here!
The watchword of real estate is "location, location, location" ... and Marigny has it!
The Marigny neighborhood is relatively small, about seven by ten blocks in all, bordered in the south by Crescent Park and the Mississippi River. That means you'll only be a short walk from the French Quarter on one side and the Bywater neighborhood on the other.
A word deserves to be said about Bywater, which is often spoken of in the same breath as the Marigny area. It is known as a thrilling place to explore thanks to its remarkable trove of traditional architecture. New meets old thanks to the trendy and experimental bars and eateries.
And, of course, the French Quarter needs no introduction. The heart of New Orleans history is also one of the most legendary tourist districts in the whole United States. When you want to sample the revelry and bon vivre of this "crown jewel," it'll always be available to you.
Our real estate agents are waiting for the opportunity to help with your New Orleans journey.
With our blend of local experience and unbeatable customer service, we make real estate easy for you. From finding your dream home to a successful closing day, we'll be there for you.

When you are shopping for New Orleans homes for sale and are a little less laissez les bon temps rouler and a little more taking it easy in the Big Easy, Mid-City might be the perfect landing spot for you.
Eclectic and unpretentious, Mid-City offers family-friendly living with enough quirkiness to still feel like you live in New Orleans. Its location just beyond the French Quarter doesn't attract as many tourists and welcomes neighbors, giving you a feeling of belonging right from the start.
Part of living in Crescent City is soaking up the tradition that makes New Orleans unique. Mid-City doesn't lose that. Here you can stroll the streets to your favorite restaurant that makes a shrimp po' boy just the way you like it. Or you can catch the Endymion, a Mardi Gras parade that is one of the few remaining that doesn't go down the famed St. Charles Avenue.
Kids will love the playground called Storyland, based on fairy tale characters, or the Carousel Amusement Park complete with a merry-go-round that's over 100 years old. Both of these are found in City Park, a 1300-acre urban park that is home to a large stand of stately live oaks, including one that is over 800 years old. There's also a fun free music festival on the Bayou St. John in May called Bayou Boogaloo which, along with amazing music, features local and regional art, 300 food vendors, and activities for kids.
For some visitors and residents alike, New Orleans' best feature is found among the dead. Visiting cemeteries as a tourist is a thing here, and Mid-City has its share of ghostly offerings. Scruffy Holt Cemetery lets visitors get to know its residents' personalities because this is where less fortunate people are often buried, and so, instead of ornate grave markers, family members leave personal mementos at each unadorned graveside.
While Mid-City's charm comes from the history and slightly worn around the edges vibe, some more modern additions make living here bon temps. Along with traditional snow-ball shops, you can now visit one of the micro-breweries for pub food and craft beers. Or if being in the outdoors is your Zen time, you will love the new greenway that runs between Basin Street to Carrollton Avenue. The 2.6 mile Lafitte Greenway is excellent for walkers, runners, and cyclists, and features bioswales and native plant meadows.
Whether traditional sites attract you or it's the new things waiting to become a tradition that turns your head, this part of New Orleans makes for a great place to live. So, when you are ready to find your perfect Mid-City home, contact us and let our real estate agents show you the beauty of Mid-City.

Can't make the first weekend of Jazz Fest? Don't worry; you have ten whole days of music and culture to experience. The festival starts on Thursday, April 25, and runs through the weekend before starting back up on Thursday, May 2, for another four-day weekend of fun. Each day features rotating lineups on one of several music stages throughout the Fair Grounds Race Course, as well as designated tents for gospel, blues, and even kids.
These days, Jazz Fest isn't just about the jazz. While the best of the best local and international jazz musicians will be on stage every day, the headliners also include a who's who of pop, rock, R&B, rap, bluegrass, and folk superstars. From Herbie Hancock and Mavis Staples to Katy Perry and Jimmy Buffet, this year's lineup truly embraces the anniversary theme, bringing together decades' worth of hits from different genres and places.
NOLA's cultural heritage is the real star of Jazz Fest, and some of our most beloved traditions revolve around food and fun. During Jazz Fest, stop by the Louisiana Folklife Village to watch locals sculpt Mardis Gras floats, forge iron balconies, knit shrimp nets, and more. While you're at Jazz Fest, there's never a good reason to be bored, hungry, or thirsty.

Mardi Gras season means one thing — King Cake!
For those of you who may be unfamiliar with this magical Mardi Gras treat, you should first know that the King Cake is one New Orleans tradition that you'll look forward to year after year. To get a sense of this tasty slice of culture, picture an oval-shaped baked good that looks like a cross between a traditional French pastry and a coffee cake. Now decorate it with green, gold and purple colors and voila — you have yourself a King Cake.
This traditional treat has been part of New Orleans history since the late 1800s. Every year, families and friends gather together to celebrate Mardi Gras Day by sharing a King Cake. Within each cake is a small prize, usually a small plastic baby or coin. If your piece of cake contains the prize is dubbed the "King" for the day. They are now bound by tradition to host the following year's Mardi Gras Day party and supply the King Cake.
The King Cake is a delicious treat, and King Cakes from Nonna Randazzo's Bakery are hard to beat. As many New Orleans locals can tell you, there are a number of Randazzo bakeries throughout our nearby communities. While Christmas lovers around the world lament the end of the holiday season, residents of New Orleans eagerly await our favorite time of the year — Mardi Gras! Our real estate agents at Latter & Blum don't want you to miss a minute of Mardi Gras action. That's why we've created this helpful guide to answer all of your questions and point you in the direction of unforgettable fun!
If you've heard of Mardi Gras but aren't sure what it is, here's the short of it: Mardi Gras is an annual celebration signifying the start of Lent on the Christian calendar. Since the first day of Lent, Ash Wednesday, begins a long period of fasting until Easter Sunday, the Tuesday prior was traditionally spent loading up on fatty food in preparation for this abstinence. Mardi Gras literally means "Fat Tuesday" in French.
This year's Mardi Gras falls on March 5.
Aside from the fact that everything in New Orleans is quite different, Mardi Gras in this city is a very special time. Instead of celebrating just as a single day, we celebrate an entire season! From January 6th until March 5th, the streets come alive with parades and parties. Our city has been participating in this month-long celebration since the 1730s so believe us when we say New Orleans knows a thing or two about amazing Mardi Gras festivities.
One of the best reasons to celebrate Mardi Gras in New Orleans is that there's no single holiday parade. In fact, we host so many exciting parades that you won't be able to see them all! Each parade is organized, designed and conducted by a "krewe." Here are a few of our favorites that we believe you should consider on Mardi Gras Day itself:
What can't you do is a better question! New Orleans comes alive in exciting ways throughout the season, and there is an infinite number of ways to enjoy it.
